Let me introduce you
to one of the
“Old Timers” in RGO
Ed and Gayle Hansen certainly aren’t old but I was amazed to learn they have lived in Rancho Glenoaks for nine years! They purchased land over seventeen years ago. Imagine how remote our community must have been back then. The Hansen’s have two beautiful daughters Krista and Alana. They live in a very nice home on Calle Fresca. Ed is an east coast transplant like myself so we had plenty to reminisce about. Ed is an electrician and Gayle is an Adaptive Physical Education teacher with a doctorate in Education who happens to work at my wife’s school in Murrieta. Small World! For those who don’t know an APE teacher works with students with physical and developmental disabilities. Gayle grew up in Poway and fell in love with Rancho Glenoaks because it reminded her of Poway when she was growing up.  Ed has just started a small business/hobby growing cactus. I’m starting to think we need a RGO store for all the entrepreneurs we have in RGO.

AGM Summary
We had our annual meeting on January 12th, 2003. Thank-you to all the members who attended the meeting. Here is a brief summary of the meeting:
It was brought up at the meeting to have a volunteer clean up day to remove the items dumped in our easement areas. A big thanks to Robin Seale for volunteering a dump truck and to Larry Coco for volunteering a Bobcat for the event. We will coordinate with these folks and set a date.  We plan on having a BBQ for all volunteers after the event. Please come forward and volunteer in keeping our community clean and beautiful.
We discussed the necessary updating of the CC&R’s at the meeting. We must update the CC&R’s for legal reasons but more importantly to keep the community the way the majority would like it to stay. The majority agree we should have 5 acre minimums, architectural controls and housing size minimums to enhance the beauty and VALUE of our largest investment. Luckily, we had three volunteers to help make this a reality. A big thanks to Tom Purvis, Larry Coco and Arlen Collings for taking the lead on CC&R finalization and calling owners to get the quorum necessary for passage. This is a large task and must be passed ASAP.
Thanks to Matt Sosa for volunteering as the social events coordinator. We will start a social events section in upcoming newsletters.

Road Maintenance
To Pave or not to Pave?
The board of director’s is beginning to discuss the possibility of paving the roads in the community. This will not only be an expensive task but also a very time consuming goal to meet all the county and legal requirements. We ask the owners in our association please come forward with any and all knowledge to assist us in making this decision. Please call any of the board members with information.

Improvement Plans
to the ACC
Please be sure to review your CC&Rs and to submit plans to the Architectural Control Committee (ACC) before commencing any construction of structures, fencing, or other exterior improvement project.  Fines may be imposed for failure to obtain written approval.  Plans are to be submitted, in duplicate, and delivered to Ralston Management, together with a completed ACC application.  You should allow 30 days for review of your plans and receipt of your written approval.  No verbal approvals shall be given. Contact Ralston Management for the ACC application forms and/or assistance at (909) 296-9030.

AD 19-A Update
EMWD is on track to break ground for our water system this summer.  The water district’s team recently visited our area to get a first hand working knowledge of the lay of the land, where the pipes would be buried and the location of the pump station and storage tank site.  EMWD has a property appraiser meeting with several property owners to obtain easements for the system. EMWD predicts that their final engineering design will be completed in April 2003.  Public hearings will be scheduled for June or July followed by bond funding.  Requests for construction bids will go out in May or June.  Award of the construction contract is targeted for July with a construction start date of August 2003.

There is a lot going on with our Association and we need help!  The current President did not step down. We were lucky enough to bribe her, I mean request she continue doing the fabulous job she has done for our community. Are you, or do you know of any Association member that is interested in participating on one of the Association’s Committees? We desperately need more input from our association on critical issues we are now facing. These decisions will directly effect the value or your property so we urge you to get involved.
